Gurugram’s established luxury-housing markets, with residential prices along the corridor rising 135 percent over the past five years; says report

Gurugram, Sept 17: For over two decades, Gurugram’s most prestigious residential addresses were a short, well known list: Golf Course Road, DLF Phase 5, and a handful of similar enclaves where the cities’ elite settled. That hierarchy is now being tested by a newer corridor – the Dwarka Expressway which has gone from a construction zone to one of the NCR’s fastest growing real estate belts in just a few years.

The numbers tell the story. A recent report by ANAROCK states that Dwarka Expressway is emerging as a challenger to Gurugram’s established luxuryhousing markets, with residential prices along the corridor rising 135% over the past five years and new supply increasingly shifting towards larger, higher-ticket homes

Dwarka Expressway: A corridor transformed

The Dwarka Expressway, an eight-lane, 27-kilometre stretch linking Delhi’s Mahipalpur area to Gurugram’s Kherki Daula, was more than a decade in the making. Its phased opening and eventual full operationalisation changed that story almost overnight. What was once seen as a peripheral, under-construction stretch is now marketed as one of NCR’s premier residential addresses.

The expressway offers a direct, congestion-free alternative between Delhi and Gurugram with quick access to IGI Airport, Aerocity, and Gurugram’s commercial districts, cutting out the chronic jams associated with the older NH 8 route. Moreover, proximity to the India International Convention Centre, Diplomatic Enclave II, and an upcoming metro expansion is expected to further strengthen the area’s commercial and residential relevance.

Unlike organically grown localities, the corridor was designed with wide roads, underpasses, flyovers, and green buffers. Major developers have concentrated premium and luxury launches here, giving buyers modern layouts and better amenities that many older sectors can’t retrofit.

What it means for buyers and investors

While the established addresses continue to see steady single-digit to lower-double digit appreciation, the newer corridor is compounding at a much faster clip. Even when legacy addresses continue to offer proven infrastructure, mature social ecosystems, and scarcity value, there is a lack of space to create more projects.

The Dwarka Expressway counters with scale, modern product design, and a growth trajectory that has already rewarded early movers well. For homebuyers and investors, that means the choice isn’t simply about ‘old money’ vs ‘new money’, but a trade – off between an established high-entry price address and a newer one that offers modernity, connectivity, infrastructure, and new – generation supply from major developers.

What experts have to say:

Rishi Singh, Founder & CEO, Silverdome Realtors “Dwarka Expressway has quickly become one of the standout growth stories in Gurugram‘s real estate market. A 135% jump in residential prices over five years tells you this isn’t a passing trend — it’s a genuine shift from an emerging micro-market to a serious premium and luxury destination. What really stands out to me is how many major developers are now backing the corridor with bigger, higher-ticket, amenity-rich projects. That kind of confidence doesn’t come easily — it reflects a real change in what buyers and investors are prioritizing: connectivity, planned infrastructure, larger homes, and integrated communities. Add to that its direct links to Delhi, IGI Airport, and Gurugram‘s main commercial hubs, and you have a corridor with genuinely strong fundamentals. As more developers commit to the region, I expect Dwarka Expressway to only strengthen its position as one of Gurugram‘s defining luxury addresses.”

Summing Up

Gurugram’s luxury housing story is no longer a single narrative, but a tale of one corridor – Dwarka Expressway. The corridor has offered a decisive shift which signifies as a genuine luxury contender rather than a budget alternative. The expressway compounds faster, buoyed by planned infrastructure, superior connectivity, and a wave of premium launches from major developers. For buyers, the decision is less about choosing prestige over potential and more about weighing a proven, high-entry cost legacy address against a corridor climbing its growth curve, which is on a path to its value creation story.
